Structuring Problems

It is possible to define the concept of organization as “the arrangement of socio-technical systems and the structure which has been born as a result of these arrangements. The first section of the definition includes the idea of flow organizationwhich means where, in which order and by which equipment the permanent duties in the socio- technical systems which will be done and the second section includes the idea of structuring and the structural organization which will born as a result of these arrangement facilities.

Socio-technical systems (and the enterprises that form the big portion of the systems, small and middle corporations) are in a dynamic environment. The continuously changing environment will force the systems which it has relation to the change and adaptation. In addition to this there will be some changes in the environment itself. We call the ability of adaptation to changes in both environment and in itself as “elasticity”. The corporations have to be elastic for not to have an end similar to suffocating due to the lack of ventilation.

We see that, people think that organization duties can be held by everyone, they don`t apply internal or external specialists (such as consultancy firms) and this is the one of the frequently seen structuring concepts. The problem, sourcing from this concept is called as “uncompleted organization”, causes waste of resource, uncompleted capacity usage and as results of these causes high secret and open costs which are higher than the employment cost for the responsible person or the unit for the organization.

The second most frequently seem major problem in small and middle corporations related with organization is the concept of informal organization. We mentioned setting rules and the necessity of putting these rules in a regular form. For doing this, these rules must be transformed to a written form. Otherwise, a relation ball which is nor written in the entity is formed, the improvisation actions, which are similar to organization and must be used only in extraordinary situations became ordinary and take the place of real organization facilities by time. This situation, that we can observe various samples such as, Board of Directors` Decision Notebooks not including important decisions, the production orders written immediately on cigarette boxes, constitutes the biggest problem to institutionalize, the prerequisite of a healthy growth and causes various drawbacks ranging from production losses to damaging of social peace.

The results sourcing from the insolvency of organizational problems become heavier as the labor costs increase. For this reason, such importance is given to organization units, taking place in the organization, and to organization technicals developing in an genuine form, in the countries where labor costs are high. The problems I mentioned in the article are not valid for only small and middle corporations, they are also valid for the firms taking place in the first 500 of Turkey.

3. Promoting the product.

No matter now good your product and presentation are, you must get your presentation in front of your intended audience or nothing happens.

This is where it is also important to be clear about what stage you are in. Remember, time is limited, so if you have already chosen your product and developed your presentation it is not productive to keep looking for products or spending a great deal of time “tweaking” your presentation.

Time can always be spent tweaking sales copy, images, layout, web presentation, upgrading or trying new software, investigating new product opportunities (before the current one is complete), improving design skills, keeping up with the changing web “standards”… The list can seem endless.

Key Point: Time is better spent developing a clear promotional strategy and putting it into action. Only when you are seeing results from your promotional activities should you consider altering your presentation (such as modifying headlines and sales copy) to assess how that affects conversion of prospects to customers.

Here are some examples:

- Write two newsletters each month
- Run a solo ad each week
- Purchase 500 double-optin subscribers each month
- Conduct a Pay Per Click campaign with $x budget each week/mont
- Make three new blog entries each week
- Create ten new web pages each week

Here are a few tips to keep you on track:

1. Name your project

You may name your project as a final name of the product or you may just give it a code name that means something to you.

2. Understand what part of the three step process you are in:
Acquisition, presentation or promotion.

Here is a simple question to ask yourself to check if you are on track with your time budget, “What is this activity designed to do?” or perhaps, “What is the outcome of this activity?”

This will help you to identify if you are spending time in the wrong area at the wrong time.

3. Set up check lists to make sure everything is covered. Focus on completion.

4. Promotion: Clearly define your action steps.

5. Track the results or your promotional campaign in terms of traffic, click through rates, subscribers and purchasers. Include costs of conducting your campaign and compare that to your sales to determine your return on investment. It is only by tracking the results of the promotion that you will know how to effectively change the presentation for further testing.

A spreadsheet is an invaluable tool as a template for specifying your promotional campaign and also for tracking results, costs and return on investment. Adding in columns for each day of the week allows you to allocate your time so that all your promotions are covered in a time effective manner. This becomes your business gauge by which you assess the effectiveness of your promotional campaign.

Understanding the three stages of the business process and the stage you are in, using checklists and tracking your results using business gauges are the proven ways to maximize your time, your effectiveness and your profits.

Avoid the Tax on Capital Gains by Donating the Property to a Charity

A taxpayer can avoid the tax on long-term capital gains by donating the property to a recognized charity. If the sale of the property would result in a long-term capital gain, but the taxpayer donates the property to charity, the taxpayer avoids the tax on the long-term capital gain and also receives a charitable contribution deduction equal to the fair market value of the property at the time of the donation.

A long-term capital gain occurs when the taxpayer sells or exchanges a capital asset that the taxpayer has held for more than one year for an amount that exceeds the asset’s adjusted basis (usually cost). Most long-term capital gains are taxed at a maximum rate of 15 percent. This rate is much lower than the maximum 35-percent rate that applies to ordinary income.

However, a taxpayer can avoid even the 15-percent tax rate on a long-term capital gain by contributing the property to a recognized charity. In such a case, the taxpayer does not have to recognize the gain. In addition, the taxpayer may deduct the fair market value of the property as a charitable contribution.

For example, assume that a taxpayer bought land for investment two years ago at a cost of $6,000. The land is now worth $16,000. The taxpayer donates the land to a recognized charity. The taxpayer does not have to recognize the $10,000 ($16,000 - $6,000) long-term capital gain. In addition, the taxpayer may deduct $16,000 as a charitable contribution.

The deduction for charitable contributions of an individual is generally limited to 50 percent of the taxpayer’s adjusted gross income (AGI). However, for contributions of long-term capital gain property, the limit is 30 percent of the taxpayer’s AGI unless the taxpayer elects to deduct only the adjusted basis of the property rather than its fair market value.

The taxpayer may carry over any charitable contributions that exceed the annual limit to the next five tax years. The current year’s contributions are deducted before any contributions carried over from a prior year.

If the property is tangible personal property, such as a work of art the taxpayer had purchased, the charitable contribution deduction is limited to the taxpayer’s adjusted basis in the property. The taxpayer may not deduct the fair market value of such property if it exceeds the property’s adjusted basis. In addition, the deduction for contributions of property to private nonoperating foundations is limited to the adjusted basis of the property.

If the property is ordinary income property or property the sale of which would result in a short-term capital gain, the deduction is also limited to the adjusted basis in the property. However, the taxpayer would not have to recognize the appreciation as a gain.

Taxpayers should not donate property to charity on which they would realize a loss if they sold the property. The deduction for the charitable contribution would be limited to the fair market value of the property, and the taxpayer would not recognize the loss. The taxpayer would achieve a more favorable tax result by selling the property to realize the loss and contributing the cash proceeds to the charity. Of course, losses on the sale of personal use assets such as clothing are not recognized.

While the deduction of net capital losses of an individual or married couple is limited to $3,000 a year, the taxpayer may carry over any unused net capital losses to future tax years indefinitely.

The ability to contribute long-term capital gain property to a charity to avoid the tax on the long-term capital gain while deducting the fair market value of the property as a charitable contribution is a great tax planning strategy. Taxpayers who want to contribute to charity should seriously consider using this strategy.

However, the tax law has numerous exceptions and limitations. Therefore, a taxpayer should consult a competent tax professional before donating any significant amounts of property to a charity.

We know that cataclysmic evolution can wipe out an entire tribe in Indonesia such as a major catastrophic event like a Volcano, Tsunami or a Major Typhoon. If an island tribe had its own language and dialect then that language may have died due to the last few inhabitants escaping to another island and perhaps joining a different tribe.

Over time eventually they would die and no one would be left with knowledge of that language. For those that study language of the human species they know all too well that cataclysmic evolution has in fact changed many of the languages.

Other cataclysmic events such as Volcanoes, larger Earthquakes and Tsunamis will have also played a part in the changes of languages over the millenniums. Is Putting Real Estate in your Self-Directed IRA a Realistic Investment Choice?

The pursuit for a secure retirement has become progressively more difficult. Given the uncertainty of today’s stock market in light of corporate governance failure on a massive scale with the Enron and WorldCom scandals, the poor recovery of investment because of the panic selling of stocks and bonds that have since wobbled their way back up, without bringing investors’ funds with them and the political and economic uncertainty generated by the ‘war against terrorism’, it is not surprising that investors are looking for alternative choices to invest their retirement funds.

These days, many investors prefer to have a wider range of choices and the ability to diversify their retirement fund investments outside the poorly performing, so called conservative choices of stocks and bonds, and into other areas. This has resulted in a massive expansion in the market for self-directed IRAs.

Oftentimes the phrase self-directed IRA is tossed around by prominent investment firms and is only narrowly understood by the majority IRA investors. Unbeknownst to many self directed IRA investors many investment firms would have them believe that the term self-directed IRA only refers to the ability to choose which stocks, bonds and mutual funds they can buy. Fortunately, there is more to this narrative.

In contrast, a growing culture of investors is educating themselves on their investment alternatives and they are now starting to invest in real estate and other non-traditional assets. Indeed, any legitimate business investment is open to them both as single investors and undertaking group investments. If you know what you are doing or have expert advice in the area, it is possible even with low cash reserves to diversify retirement portfolios and in particular to capitalize on the growing real estate industry for example.

Most conventional financial planners don’t offer truly self directed IRA plans since they may operate under plan documents which only allow investors to invest in stocks, bonds and mutual funds. Nor is it in their interest to do so. Their commission structures are set up to favor investment in the financial markets whether this is in the best interest of the investor or not. Which means their advice is hardly objective.

Of course, this is not advising that investors completely abandon stock market offerings, merely that they do not keep all their eggs in one basket. Just as stock markets rise and fall so can real estate prices. But diversifying your investments minimizes the risk on your returns.

Procuring real estate for investment purposes with an IRA provides several favorable tax breaks. A Roth IRA allows the investor to benefit from tax deferral while it is growing and to be free from tax on distribution in contrast to a traditional IRA which is taxed at time of distribution. Nor is there a minimum distribution and investors can also continue to pay into Roth IRAs which can be of benefit if they intend to pass them to their heirs (which can be done without taxation). In addition, unlike 1031 exchanges, there are no specified investment timeframes or requirements to procure ‘like kind’ investments. Finally, capital gains tax is not applied since taxation does not occur until distribution.

All of these factors contribute to making real estate investment with IRA funds very tempting. However, it is not something that should be undertaken lightly nor should investors, unless they are experts in their own right in the tax and investment laws, undertake for themselves, due to the strict and sometimes complex legislation imposed through the IRS. Otherwise they may find themselves exposed to penalties and taxes. Just as you choose a traditional financial advisor when looking into stock and mutual fund investments you should also look a properly qualified self-directed IRA advisor.

First, traditional financial advisors are not usually best placed to give advice on real estate investment. While they have a good understanding of stocks and shares, they have very little experience of the real estate market. Instead, you should look for an advisor who can help you structure IRA and real estate entities, evaluate investment opportunities and avoid infringing self directed IRA rules in setting up investments.

Your IRA advisor will need to have extensive knowledge of self-directed rules and the expertise to implement complex deals plus a good strong background in real estate and real estate development. Because, while an investment in a single property is probably no more difficult than buying your own home, using private funds, especially self-directed IRA funds to invest in real estate developments, real estate lots, purchasing apartment communities and other larger scale real estate investments is something that most people don’t have the requisite knowledge to undertake.

A good example is rehabilitating individual residential real estate. If you have never undertaken this kind of work, it can be a very risky business. Without substantial amount of real estate investment experience, you can easily lose your IRA retirement money. It is very important to have an appropriate real estate advisor who understands where to find to good real estate opportunities and knows what a realistic real estate investment and realistic rate of return is and how to appropriately manage a real estate rehabilitation or real estate development project from start to finish. Mainstream do-it-yourself TV shows showing rehabilitation projects are a case in point as the majority of people go over budget during the rehabilitation and the majority of times lose money. Don’t let this happen to your retirement.

Ability to offer advice has to be accompanied by permissibility to offer advice. A self directed IRA custodian (as opposed to a self directed IRA advisor) may not offer any investment advice to an investor. It is prohibited. They must maintain a neutral position and can only give you advice on the IRS regulations and their firm’s investment policies. Therefore, an IRA custodian cannot offer advice on real estate transactions, which is a good thing because their primary purpose is to hold account holders monies.

In short, real estate investment is a realistic option for most investors looking to diversify their holdings, but the key to benefiting from it is getting the right advice from the right source.

All About Acid Reflux

Acid reflux is scientifically known as GastroEsophageal Reflux Disease (GERD). It is a disease characterized by the abnormal reflux of gastric contents into the esophagus resulting to chronic symptoms or mucosal damage.

Acid reflux is often caused by temporary or permanent alterations in the lining that separates the esophagus and the stomach. Ineffectiveness of the lower esophageal sphincter (LES) or a temporary LES relaxation connected with a hiatal hernia are just some of the common causes of acid reflux. The process can also lead to a backflow of gastric juices to the pharynx or mouth.

Among adults, the most common symptom of acid reflux is heartburn which is caused by the presence of acid in the esophagus. Heartburn is characterized by a painful burning sensation behind the sternum or breastbone. Another symptom or manifestation of acid reflux is esophagitis which is characterized by an inflammation of the lining of the esophagus which is also known as the mucosal lining. Esophagitis also causes swallowing difficulties and chronic pains in the chest area.

Sometimes, individuals suffering from acid reflux may also experience coughing, persistent pain in the ears, hoarseness or a change in the voice and even sinusitis. If acid reflux gets complicated it may lead to formation of a stricture or ulcers in the esophagus. It may also lead to a condition called Barrett’s esophagus and in worst cases, to cancer of the esophagus.

It doesn’t mean however that a person who regularly suffers from heartburn is suffering from acid reflux. By all means, the heartburn may be from other causes. But if a person suffers from heartburn for more than once a week, then he or she is at a risk of acquiring acid reflux. Persons with hiatal hernia are also at a greater risk of developing acid reflux than those who are not.

The pain felt by persons suffering from heartburn is caused by the reflux of acid contents from the stomach to the esophagus. A pain in the chest area coming upwards the mouth.

Persons suffering from acid reflux may also experience tasting something sour or salty behind her throat. This is cause by regurgitation. This sour and salty taste may persist even without heartburn,

Other less common symptoms of acid reflux include difficulty swallowing, chest pain, halitosis or bad breath, repeated throat clearing and water brash or hyeprsecretion of saliva.

The symptoms of acid reflux in children are also the same as that on adults. Acid reflux in children may manifest in frequent spitting, throwing up repeatedly, coughing and other respiratory problems. Children suffering from acid reflux may also experience weight loss, frequent crying, loss of appetite and bad breath. Parents must remember though that children may show one or many symptoms. There is not one symptom that is always present in children with acid reflux.

The cause of acid reflux in children, especially in babies is their immature digestive system. This is why infants stop having acid reflux when they reach the first year of age. However, some children do not outgrow acid reflux. Some continue to suffer from the disease up to the teen years.

The best thing to do for parents of children suffering from acid reflux is to take the children to the doctor as soon as possible to avoid any complications.
